We are starting design work on a new project in Rozelle – replacing a single family house with a small apartment building containing 5 units. The application will be for Boarding Houses under the State Government’s Affordable Rental Housing SEPP (State Environmental Planning Policy), but the units are intended to be small apartments for city workers. The scope of the project is limited by the scale of the neighbouring buildings and the desperately tight site. Treatment of the side setbacks, to maximise light and air to the units and to minimise overshadowing of the neighbours, is going to be critical for the success of the project. The sketch design has demonstrated the planning feasibility; the economic feasibility is next to be tested.
